Working With an Architect on a Remodel

Somewhere between "we want to open up the kitchen" and a crew demoing walls, somebody has to turn intent into drawings that can be permitted, priced, and built. Who that somebody is, an architect, an engineer, a design-build contractor, or nobody, is one of the least understood decisions in residential remodeling, and getting it wrong costs money in both directions. This article explains what an architect actually does on a remodel, when you genuinely need one, when you don't, and how the working relationship goes right or wrong.
What an architect actually does on a remodel
An architect's product is not sketches, it's a coordinated set of decisions. Real architectural drawings resolve how the new structure carries load, how mechanical, electrical, and plumbing route through the changed spaces, how the work meets code, and how the hundred small dimensional questions get answered once instead of improvised at the job site. On projects with real complexity, the drawings are the difference between trades executing a plan and trades interpreting a wish.
Architects also carry two functions people forget. They produce the documents a building department wants to see for structural work, which smooths permitting. And during construction they can review progress against the drawings, answer field questions, and referee ambiguities, a role called construction administration that most homeowners skip and some projects genuinely need.
When you need one, and when you don't
The honest dividing line is structural and spatial complexity, not project cost.
You likely need an architect for: additions of real size, second-story additions, moving multiple walls at once, reworking rooflines, projects where the whole floor plan is being reorganized, and historic-district work where design review expects professional drawings. These projects have interacting decisions, structure, light, circulation, mechanicals, that reward someone whose job is the whole picture.
You likely don't for: kitchens and bathrooms staying inside their existing walls, finish-level remodels, basement finishes with standard layouts, or single-wall changes. For these, a design-build contractor's in-house design process, plus a structural engineer's stamped letter where a beam is involved, covers what the city and the build actually require, at a fraction of full architectural fees.
The middle ground is real: a single load-bearing wall removal needs an engineer, not an architect. Many Denver-area building departments will permit that scope with an engineer's stamped drawing alone. Paying architectural fees for engineering-shaped problems is a common and avoidable expense.
What it costs
Residential architects price a few ways: percentage of construction cost, commonly 8% to 15% for full services on remodels, hourly for small scopes, or a flat fee for a defined drawing set. Full service means design through construction administration. Drawings-only is cheaper and common on straightforward projects, you get a permit-ready set and the contractor takes it from there.
On a large remodel, that percentage is real money, and what it buys should be equally real: fewer field surprises, cleaner permitting, competitive bids priced against the same documented scope, and someone technically fluent whose obligations run to you rather than to the builder. On the right project the fee returns itself in bid clarity alone, identical drawings are what make bids comparable.
Architect-led versus design-build
The traditional path, architect designs, contractors bid the drawings, you hire one, gives you strong documents, real bid comparison, and independent oversight. Its risk is the gap between design and price: architects don't carry current build costs the way builders do, and a design that arrives 40% over any realistic budget wastes months. If you go this route, insist on budget checkpoints with a builder's input during design, not after it.
Design-build puts design and construction in one contract. Its strength is that the person drawing and the person pricing share a wall, so the design tends to stay buildable and the budget conversation happens continuously. Its tradeoff is less independent oversight and drawings that serve the builder's process rather than open bidding. For most kitchens, bathrooms, and basements, that tradeoff favors design-build. For complex structural work where you want independent documents and comparable bids, it can favor the architect.
Common mistakes homeowners make
Hiring an architect with no builder in the loop and falling in love with an unbuildable budget is the classic. Skipping construction administration on a complex project is second, drawings answer questions, but somebody has to answer the field's questions about the drawings. Hiring an architect for an engineer's problem is third. And on the other side: letting a complex, multi-system project proceed on a sketch and trade improvisation, which works right up until the improvisations collide.
What this means for your project
Match the professional to the shape of the problem. Whole-picture spatial complexity: architect, with budget checkpoints and ideally construction administration. Discrete structural questions: engineer. Everything else: a design-build process with a contractor whose drawings you've actually seen from past jobs, and whose handle on Denver's permitting process shows in how confidently they talk about what your scope will require.
However the design gets made, the test of the documents is the same: could a contractor who has never spoken to you price and build from them? When the answer is yes, bids mean something, permits move, and the project you build resembles the one you imagined, which is the entire point of paying anyone to draw it.
