When You Need a Structural Engineer

Load-bearing walls, additions, foundation movement, and the stamped drawing that building departments want. What structural engineering costs and when it's required.

At some point in many remodels, usually the moment someone says "let's open this up," a question appears that neither the homeowner nor the drywall guy can answer: is this wall holding the house up? The person who answers it for real is a structural engineer, and knowing when you need one, what they produce, and what it costs removes one of the more anxiety-producing unknowns in residential construction. This article covers when a structural engineer is genuinely required, what you're buying, and how the engineer fits between you, the contractor, and the building department.

What a structural engineer does

A structural engineer evaluates how loads move through a building, roof to walls to beams to foundation, and designs changes that keep those paths sound. On a remodel, their product is usually a stamped drawing or letter: a beam sized for the opening you want, a foundation detail for the addition, a repair specification for the problem they found. The stamp matters, it's a licensed professional taking legal responsibility for the design, and it's what building departments want to see when structure changes.

They are not architects, they don't design spaces, and they're not inspectors in the code-enforcement sense. They answer a narrower question with authority: will this stand up, and what does it take to make it stand up.

When you actually need one

Removing or cutting into a load-bearing wall. The classic case. The engineer determines what the wall carries and sizes the beam and posts that replace it. Denver-area building departments typically require stamped engineering for this permit, and a contractor who shrugs and says "we do it all the time, it's fine" without engineering is volunteering you for the risk.

Additions and second stories. New loads on existing foundations and framing. A second-story addition is fundamentally a structural project wearing a remodel's clothes, the existing house was not necessarily built to carry another floor, and finding out is the engineer's job, not the framer's optimism.

Sagging, cracking, and movement. Floors out of level, doors that stopped closing, stair-step cracks in masonry, foundation movement symptoms. Basement work that touches structure. Cutting a new egress window into a foundation wall, removing a post, or underpinning for more ceiling height all change load paths in the part of the house holding up every other part.

Decks, and anything cantilevered. Beyond simple prescriptive designs, decks fail more often than almost any residential structure, and engineering is cheap against that particular failure mode.

When you don't

Non-bearing wall removal, kitchens and bathrooms staying within existing walls, finish work, and standard basement finishes that leave structure alone generally need no engineer. Identifying which walls are bearing is part of what an experienced contractor reads from framing direction, what's above, and how the loads stack, with the engineer as the authority when it's ambiguous. Ambiguity is common in older Denver housing stock, where decades of previous remodels mean the original load paths have sometimes already been "improved" by someone with a reciprocating saw and confidence.

What it costs and how it works

For a defined question, can this wall come out, and what replaces it, expect a site visit and a stamped drawing, commonly in the $500 to $1,500 range along the Front Range depending on complexity. Larger scopes, additions, second stories, full structural assessments of a moving foundation, run more, into a few thousand for engineered drawings on substantial projects. Against project budgets where the beam install alone runs five figures, the engineering is consistently the cheap part.

Sequence matters: the engineer comes before the bid is final, not after demo. A design change from "we assumed a flush beam" to "the loads require a dropped beam and new footings" reprices real money, and you want that repricing on paper, not mid-project. Either you hire the engineer directly or the contractor brings one, both are normal, but on disputes about existing damage, an engineer hired by you answers to you.

Common mistakes homeowners make

Letting confidence substitute for engineering on a bearing wall is the big one, the failure mode isn't collapse on demo day, it's sag over two years, cracked finishes, and a repair that costs multiples of the original beam. Calling the engineer after demolition is second, you've paid for mobilization twice. Treating foundation-movement symptoms with cosmetic patching is third, the crack refills, the cause continues. And skipping engineering to save two weeks on the permit, then losing six when the inspector asks for exactly the stamped drawing you avoided.

What this means for your project

If your project touches structure, budget for engineering the way you budget for permits: a known small line item that makes the unknowns knowable. Ask your contractor early which parts of the scope they expect to need a stamp, the answer tells you about the project, and how readily they involve engineers tells you about the contractor. The projects that get in structural trouble are almost never the ones that hired the engineer, and the engineer is the least expensive person who will ever touch your load paths.
